In October 2015, new regulations were introduced to the private rented sector requiring every landlord to install smoke and carbon monoxide alarms on each floor of a property. The landlord must provide evidence that all alarms are tested and working at the start of each tenancy. Fines for non-compliance are a maximum of £5,000 for each failure. No Letting Go will ensure you are compliant with these regulations through our property inventory services in Barnet. We will check that your alarms are in the correct location, are functioning at move in and install new ones where necessary. This is the visit and subsequent report carried out by No Letting Go or by the agent using Kaptur software typically every 3-4 months during the tenancy. We’ll check that the property is being maintained as agreed, ensure the tenants are meeting their contractual obligations, check on the wear and tear of the property and that the tenants are satisfied.

These documents are critical pieces of evidence protecting you against section 21 6A notices and invaluable evidence against ongoing tenant complaints, especially used to challenge claims at the end of a tenancy.

Current legislation under the Health and Safety at Work Act 1974 imposes a legal duty on all managing agents and landlords (duty holders) to ensure the health and safety of all staff, tenants and members of the public. It was updated in 2014 to include all residential properties containing water systems. If anyone is alleged to have breached any offence under this act, a criminal offence is deemed to have been committed.

A risk assessment must be carried out to identify and assess the exposure to legionella bacteria from water systems on the premises and any precautionary measures needed. The duty holder is responsible for ensuring the risk assessment is carried out.

No Letting Go provide legionella risk assessment visits nationally. All inspectors are City and Guilds qualified and will provide clear, concise reports, explaining exactly what requirements a landlord needs to action to meet recommended safety requirements as well as advising tenants of their responsibilities under the act.

Having served in the military, Mark has a strong sense of discipline and dedication, which has carried over into his roles as a financial advisor and as an employee at both Royal Mail and Wrexham Borough County Council.

In addition to his professional accomplishments, Mark is also a seasoned landlord with over 10 years of property experience. When he isn’t working, he can be found pursuing his passion for the great outdoors, through hobbies such as long distance walking, hiking, and kayaking.

At home, Mark is a proud pet owner of a 3-year-old Cocker Spaniel.

Mark is a driven and caring individual who brings a wealth of experience and knowledge to No Letting Go.
